There have been some recent changes with the original broker that we were working with that have raised some concerns about continuing our business relationship with them. The two major concerns were the quality of homes that they were blindly purchasing and selling to investors in bulk, and the excessive amount of time it has been taking from when funds are submitted to purchase a home title, to when an occupant is moved into the home and producing cash-flow.
We have recently been referred to an alternate reputable broker where the problems described above are not an issue. There is much more quality control and flexibility for the investor where they can actually pick and choose the exact home and the location, and in many cases, homes can now be purchased with renovations completed and an occupant already in the home. This equates to instant cash-flow upon receiving title without the excessively long waiting periods for many months at a time.
The cost to purchase homes with this new program naturally will be higher, but the cost difference and added value will obviously be worth it.
Investment funds have not been compromised in any way and are still completely safe in escrow, despite things not working out with the original broker.
We are starting to make progress in moving forward with researching some properties and their locations with the new broker, with a focus on possibly purchasing a property in Florida, Southern California or Arizona.
